Executive Summary
Thermae Computatio is a planned high-density, liquid-cooled colocation datacenter in South Puget Sound, Washington. The initial development is targeting approximately 10 MW of sellable IT capacity, with a long-term path toward 20 MW.
The project is currently in predevelopment and site selection. Its planned infrastructure includes dense AI and HPC deployments, direct-to-chip liquid cooling, carrier-diverse optical networking, onsite low-carbon power generation, and practical waste-heat reuse. Final site, power capacity, technical specifications, permits, and construction schedule remain subject to engineering, resource testing, financing, and regulatory approval.
Sustainability is not a marketing afterthought — it is a core design constraint. Washington State's hydroelectric-heavy grid, the Pacific Northwest's natural cooling climate, and the heat reuse model together position Thermae Computatio as a low-waste infrastructure operator from the ground up.
Infrastructure Design
The facility is being designed with AI and HPC workloads as the primary use case — not retrofitted from a traditional enterprise datacenter model.
Liquid-Cooling Readiness
The facility is being designed to support rear-door heat exchangers and direct liquid cooling (DLC) from day one. This is not a retrofit path — liquid cooling infrastructure is planned as a core design element to support high-density GPU and accelerator workloads.
High-Density Power
The project is being designed around onsite low-carbon power generation, including advanced geothermal. Final generation capacity is subject to site-specific resource testing, engineering, permitting, and financing. A future utility interconnection may provide backup capacity, commissioning support, or expansion options.
High-Throughput Networking
The project will target carrier-diverse fiber access, 400G-ready internal architecture, and low-latency regional connectivity. Available carriers, routes, and peering options will be verified during site diligence.
Redundancy Architecture
Target N+1 redundancy across power and cooling systems. UPS, generator, and cooling redundancy are being designed to meet the reliability expectations of AI training and research workloads.
Heat Reuse Strategy
Thermae Computatio is being designed to capture warm-water waste heat from computing operations. Subject to final engineering and commercial agreements, recovered heat would be sold to a separately owned adjacent hospitality asset under a proposed Heat Purchase Agreement.
Proposed Heat Purchase Agreement
Waste heat from the datacenter is proposed to be captured and sold to an adjacent hospitality asset (e.g., hotel, spa, or resort) under a long-term HPA, subject to final engineering and commercial agreements. This would create a secondary revenue stream for the datacenter and reduce the hospitality asset's energy costs.
Separate Asset Ownership
The datacenter and hospitality asset are planned as separately owned entities. This structure allows each to be financed, operated, and potentially sold independently — while the proposed HPA would create a contractual link between them.
Sustainability Narrative
The heat reuse model supports a genuine sustainability story — reducing net energy waste, lowering the hospitality asset's carbon footprint, and positioning the datacenter as a responsible infrastructure operator in the region.
